Why You Need Your Own Real Estate Agent

When you're house hunting, don’t forget there’s another option we can help with- New Construction! There’s many advantages to a new home like; you get to choose the extras in a home, fewer multiple offers situations and the appliances, roof, HVAC, etc are all brand new.

If you are interested in buying a new construction keep in mind, the builder's agent is ready to help but they do not represent your best interest. That’s where a buyer’s agent like us comes in and there’s no cost to you for our service.

What is a builder's agent?

When you buy a new construction, the home builder is considered the seller, and the agent representing the builder is called the builder's agent. The builder’s agent will always have the builder's best interest in mind. After all, the job of the builder's agent is to get the highest price for the homes so the agent is not going to be as eager to negotiate.

Why you should have us help you!

To get this Free Representation your real estate agent must accompany you on your first visit to the new construction. Why? Because the builder (aka the seller) needs to know if you'll have a real estate agent representing you. So bringing your agent to the first visit will make it clear you are represented rather than winging it.

What can an agent bring to the table?

  • Negotiating Extras: Builders typically hold back some money or options and the job of the builders agent is to not spend it. Our job is to get you the best deal we can.
  • Financing: Most builders own or have a deal with a lender. They will want you to use them so they make more money on the deal but that may not be your best option. We can help you decipher this and recommend your best option.
  • Overseeing the construction: We have a lot of clients that are building a home from afar and having us in your corner means we will be your eyes out here. We’re happy to take pictures of the progress and make sure you know where you’re at in the construction phases.
  • Inspection: Most buyers don’t know they can have an inspection come through prior to the final walk through to ensure the construction is up to standards. We can recommend a good inspector that understands the building codes and where most builders mess up.

We represent your best interest and there’s no cost to you! Some people mistakenly think they can get a better deal if they don’t involve a REALTOR. That’s not how it works, builders have the commission built into the cost of the home when they set pricing.
